 Accounting & Fiscal Services

The management team will provide monthly operating statements, reserve status reports, balance sheets, check registers, bank statements, delinquency reports, lien and legal reports and general ledger. Income will be collected and monthly assessment statements will be sent to all owners, which indicate a breakdown on types of assessments as well as aging of receivables. Coordinate banking relationships.


 Legal Services

Provide preliminary legal opinions on events that can arise on managed properties. Offer access to real estate attorney services involving unlawful detainer actions, contracts, or litigation. Review and negotiate insurance contracts and security programs. Monitor and oversee government regulations and code compliance.

 Escrow Services

Demand statements will be submitted to escrow companies for the unpaid regular, special and corrective assessments owed by an owner upon the sale of their property. Data provided by escrows or owners pertaining to transfers of ownership and change of records will be maintained accordingly for billing purposes.

Escrow companies will be provided with Declaration of Covenants, Conditions, and Restrictions; By-Laws; and Rules and Regulations for new owners.

 Supervisory Services

The management team will attend Annual Owners meetings, Special Owners meetings, Budget Committee meetings and Board meetings as required by the board and defined in the management agreement. Provide 24-hour emergency coverage. Ensure rapid response and follow-up to tenant requests and complaints. Provide preventive maintenance programs and on-site personnel supervision and training. Supervise schedule and quality control inspections.

 Additional Services

Develop marketing plan and lease property. Evaluate lease terms and conditions. Provide strategies for reducing operating costs, conserving energy, and enhancing marketing and tenant relations.
